AKF works in collaboration with partners to develop and promote innovative solutions that help improve the quality of life of communities in areas we work. This is achieved through a systemic and Multi-Input Area Development programming approach that responds to the opportunities and priorities of a given area with long-term and synergised interventions. Specifically in Uganda, AKF currently supports programming in education, early childhood development (ECD) and strengthening civil society.
Job Summary: The Property and Operations Manager will primarily be responsible for effectively managing AKF’s property portfolio as well as supporting the provision of procurement and logistics services to the wider AKF Uganda organisation including its Programmes/Projects.
Responsibilities:
Ensure compliance and adherence with AKF internal Property, Finance and Procurement policies and procedures
Maintain and regularly update country property databases
Implementing and reviewing that the properties are in compliance with applicable laws, regulations, standards and guidelines
Conduct and follow up the renewal of leases, rates payment, subdivisions, environmental issues, approvals and other requirements associated with the Lands Departments and Local Councils /Urban authorities
Timely collection of rents
Undertake procedures related to leases and rent defaulters
Work in close collaboration with Architects, Planners, S urveyors, Contractors, Suppliers and other consultants as appropriate
Liaise with lawyers and follow up of legal issues related to properties
Travel regularly to all necessary property-related sites and offices
Carry out regular property visits within Uganda
Planning, implementing and ensuring quality for preventative and all other maintenance and repair requirements using internal resources or external suppliers as appropriate
Observing defects and maintaining the highest standards of workmanship in all projects
Preparation and or Interpretation of technical drawings and specifications, Bills of Quantities, etc.
Qualifications,
The suitably qualified candidate must ideally hold a Degree in any discipline and a professional qualification and or proven experience in property management, marketing and development
At least five years’ relevant (property) working experience preferably in a private-for-profit, business and or legal firm environment
Skills and Experience:
Working knowledge and or experience of basic accounting / book-keeping principles, maintaining accurate records, office administration and management and of procurement and logistics procedures, practices, methods and terminology
Computer literacy skills are mandatory
Significant experience working with a diverse and international workforce in multiple locations and across country boundaries
Prior experience and expertise of working with stakeholders (local councils/urban authorities, government/lands departments, Tenants, Architects, Planners, Surveyors, Contractors, Suppliers and Lawyers/Court Brokers/Bailiffs)
Possess the ability to meet strict deadlines and produce results
Proven ability to lead and work on your own with no or minimal supervision
Experience and knowledge of working in Uganda; practical familiarity with real estate or property management sector required.
Excellent written and oral communications skills in English and superior analytical, organisational, interpersonal, negotiation and problem-solving skills
